Phnom Penh Land Development is URGENTLY looking for a qualified and talented candidate of creativity and advancement, full of energy and positive thinking to fill in the vacant position as Sales & Marketing Director (Real Estate) 1 post who meets the criteria as follows:
Preparing and implementing short-term and long-term sales plans to hit targets set by Chief Sales Officer (CSO) by successfully managing Sales Team, and implementing strategic plan to expand the Company’s customer base under direction from CSO;
Work directly with the agency groups for property sales promotions;
Recruiting, coaching and monitoring the performance of sales representatives, providing training and guidance where necessary;
Building and promoting strong, long lasting customer relationships by partnering with them and understanding their needs;
Presenting sales revenue and expenses report and realistic forecasts to CSO;
Seeking for new strategies to push sales of houses, shops and villas;
Conducting regular team meeting to raise work problems and find solutions;
Resolving customer complaints regarding sales and services;
Checking and verifying discount document, Sale Contracts, reselling, depositing, deposit writing-off, house transferring…etc.;
Working closely with Construction Department to speed up progress of construction projects, aligned with Sale Contracts;
Raising up to CSO about setting up prices, payment methods and other conditions for customers;
Collecting information from competitors regarding prices, payment methods, construction market growth and conducting SWOT analysis for sales efforts and improvements;
Planning and directing sales team members, training, and performance evaluations to develop and control sales and service programs;
Presenting sales projects of houses, villas and condominiums to walk-in clients;
Reviewing operational records and reporting to CSO and determining profitability;
Preparing daily, monthly and annual Sales Reports to CSO, and set action plans and strategies to be implemented for following year;
Performing other tasks as assigned by CSO;
Developing a pricing strategy that maximizes but considers customer satisfaction
Identifying new customers.
Supporting sales and lead generation efforts.
Understanding and developing budgets, including expenditures, research and development appropriations, return-on- investment and profit-loss projections.
Compiling list describing our organization’s offerings.
Developing and managing advertising campaigns.
Organizing company conferences, trade shows, and major events.
Building brand awareness and positioning.
Evaluating and maintaining a marketing strategy.
Directing, planning and coordinating marketing efforts.
Communicating each the marketing campaign from start to finish.
Researching demand for the organization’s products and services.
Handling social media, public relation effort, and content marketing.
Bachelor’s degree in Business Administration, Sales & Marketing or related field;
At least 3 years of experiences as Sales Representative or Sale Manager, consistently meeting or exceeding the targets;
Proven ability to drive sales process from plan to close;
Demonstrated ability to communicate, present and influence credibly and effectively at all levels;
Strong business sense and real estate industry expertise and/or can be further trained;
Excellent mentoring, coaching and people management skills;
Committed to continuous education through workshops, seminars and conferences if any;
Strong communications skills (both spoken and written);
Positive thinking, dynamic teamwork, self-motivation, time management, disciplinary, respectful, helpful, supportive, communicative, cooperative and result-oriented;
Computer literacy in Microsoft Office (Word, Excel and PowerPoint);
Able to work under pressure with high responsibility;
Khmer and English are acceptable. Chinese is a plus;
Can travel from office to site sometime;

Salary: competitive salary, which is negotiable, based on experiences and work duration;
